A published price helps you shortlist models, but you also need to know which finish it covers and what remains to be fitted or connected. For example, check a kitchen shown in an illustration against the written quotation.

Comparing the two-bedroom models

Eco Two Bed: 6m × 11m

The Eco Two Bed has the lowest advertised starting price among these four options. Its longer rectangular dimensions are worth considering where the proposed position has more depth available.

The two finish choices change the listed price by €18,520. Decide early whether you prefer timber interiors and cladding or plasterboard and a rendered exterior, then compare quotations for that specification.

Eco Garden Two Bed Studio B: 6m × 8.2m

The Studio B is one of the two compact studio options. Its specification lists triple-glazed windows and doors, plastered internal surfaces and a rendered exterior.

It is €3,290 below the other studio’s advertised price. Compare the actual drawings to see how the entrance, windows and room arrangement would work in your proposed position.

Eco Garden Two Bed Studio: 8.2m × 6m

The Two Bed Studio also lists triple glazing, plastered walls and ceiling, and white silicone render. Its stated dimensions reverse the width and depth shown for Studio B.

That makes the pair useful to compare when considering your garden’s shape, the approach to the entrance, and the direction of the view. Ask for the current dimensioned plan for each model.

2 Bed Contemporary: 13.7m × 8.3m

The 2 Bed Contemporary has the largest listed dimensions in this comparison. It offers the same two finish combinations as the Eco Two Bed, with a €21,760 difference.

Put it on your shortlist if you want to explore a larger two-bedroom design. Before comparing value per square metre, check the measured internal accommodation and how much of the overall design is enclosed living space.

Choosing a layout for everyday living

Start with the furniture and activities the home needs to accommodate. Two bedrooms on a drawing can serve very different households, depending on their dimensions and the surrounding space.

Ask for a plan showing the finished internal measurements, door swings, windows and proposed fittings. Work through these questions:

  • Bedrooms: Can each room accommodate the intended bed, wardrobe and space to move comfortably?
  • Living and dining: Where will the sofa and dining table go? Can someone walk through while another person is seated?
  • Kitchen: Is there room for the appliances, food storage and worktop space you use every day?
  • Bathroom: Can everyone who will use the home enter and move around it comfortably?
  • Storage and laundry: Where will coats, cleaning equipment, towels and a washing machine go?
  • Privacy: How do bedroom and bathroom doors relate to the main seating area and entrance?

If a family member has limited mobility, discuss their needs while developing the layout. Ask about the approach to the building, entrance threshold, door widths and bathroom arrangement.

Also consider where services enter the building. Moving a kitchen or bathroom on a proposed plan may affect the work outside. Have the layout and connection routes assessed together before finalising either.

What is included in the advertised price?

All four product pages list ground-screw foundations, laminate flooring, insulated construction, metal roofing, and gutters and downpipes. The finish and glazing specifications differ between models.

The Eco Two Bed lists double glazing, with assembly included. Its description identifies electrics, plumbing and internal/external painting as additional work. The Contemporary page also includes assembly and gives separate guidance for electrical work and other fitting services.

For the two studios, the published inclusion tables set out the building finishes, but do not provide a complete fitted-home schedule. Ask the quotation to specify assembly, kitchen and bathroom fitting, electrical installation, heating, ventilation and all service connections.

A useful question is: “What work will still be needed before the home can be occupied?” Ask for each remaining item to be listed, priced and assigned to the person responsible for completing it.

Additional costs to include in your budget

Use the building price as the starting point for a project budget. Next, price the work required for your site and the standard of finish you want.

Site preparation and foundations

Ask what the foundation allowance covers and whether the proposed system suits the ground. Identify any clearing, levelling, removal of existing structures or access work that needs a separate allowance.

The quotation should also address steps, ramps, paths and the restoration of disturbed surfaces. These are easy to overlook when you’re focused on the building itself.

Water, wastewater and electrical connections

Have the routes and connection points assessed before agreeing a total. Ask for trenching, pipework, cabling, reinstatement and any necessary changes to existing services to be itemised.

Where a property uses a septic tank or treatment system, establish whether it can accommodate the proposed additional use. The intended planning route also affects how services may be connected.

Kitchen, bathroom and interior fittings

Specify the kitchen units, appliances, sanitary fittings, taps, shower, wall finishes and fitted storage you want. Confirm both supply and installation, including the plumbing and electrical work needed to make everything usable.

Heating, hot water and ventilation

Ask your designer to specify these together for the intended residential use. The quote should explain the equipment, controls, installation and commissioning included, along with any associated electrical work.

Discuss anticipated running costs using the proposed design and occupancy. A building’s dimensions or insulation thickness alone will not give you a reliable household energy budget.

Delivery, professional fees and finishing work

The product pages advertise free delivery within Leinster and a distance-based charge outside it. Confirm the delivery allowance for your address and any site access requirements.

Also allow for the professional work your project requires, including drawings, planning advice, engineering and building-control documentation. Check decoration, external finishes and landscaping against the quotation, and agree a contingency for unresolved site work.

Planning and residential use in Ireland

Please ensure the intended residential use is assessed before placing an order, as a product name or insulation specification does not automatically grant permission to reside in a building on a given site.

Section 8 planning exemptions for auxiliary dwellings were introduced to legislation on 27 July 2026 and apply to dwellings constructed in the rear garden of a dwelling. These are granted subject to a number of conditions.

Under Class 3A of the general exemptions, auxiliary dwellings in rear gardens are permitted up to 45m² (32m² minimum), and the area of any existing Class 3 structure(s) on the site can be included in the overall area. There are also conditions in relation to height, means of access, services, etc., and a Notification must be received by the planning authority within 14 weeks prior to commencement and before commencement.

Both compact studios have been designed to the new exemption specification and have been produced by a competent designer, who has checked the dimensioned drawings and calculated and applied the applicable area to the specific site conditions. However, the exemption does not apply to larger two-bedroom dwelling designs, and you would need to submit a separate planning application for these.

Building regulations and the requirement for building control to approve the work to be undertaken will, however, continue to apply and must be included in your cost plan for the project. The Department’s auxiliary dwelling guidance note provides further information on these requirements and how they can be designed and incorporated into the auxiliary dwelling.
